Pablo’s Perspective:

Our team recently closed on a two-family property, purchasing it for $175K. After cleaning out the property and addressing some plumbing issues, we secured a new buyer who was interested in taking on the project and sold it for $225K. Moving forward, my goal is to complete 10-12 flips per year, which means focusing primarily on cosmetic flips—projects that can be completed within three months. Any deals requiring more than three months will either be wholesaled or wholetailed to keep the pipeline moving efficiently.

The key takeaway from this deal is the importance of having multiple exit strategies for every project. In this case, we had three different options and ultimately chose the simplest and most profitable route. This flexibility ensures we can adapt to market conditions and maximize returns on each deal.
