So I bought a 7-unit property with plans to cash flow and eventually refinance.

Instead, I found myself bleeding money fast. Repairs passed $16K. Rent raises barely moved the needle. Every month I was losing $1,771 and that’s with a property manager. While i’m managing three flips..But I shared it all on video the actual numbers, the stress, the regret and it hit.

  • Budget for way more than the purchase price

  • Passive income takes active work

  • Vulnerability online can open real doors

This deal still isn’t perfect but the transparency paid off in a way I never expected.
