Pablo’s Perspective:

My goal is to become a millionaire through real estate. To get there, I need to hit $100K months — consistently. That’s the target. So I’ve been going all in.

Right now, I’m working on 5 active deals that — if everything goes right — could take me over the $100K mark this month.

Let’s break them down:

🏝️ Miami Wholesale Deal

  • Under contract at $230K, buyer locked in at $270K

  • Needs a double close

  • Everything's lining up — I’ll update you guys on how the double close plays out

  • Projected profit: $35K

🏘️ Springfield 3-Family Flip

  • Purchase Price: $235K

  • ARV: $500K

  • Delayed by city issues, but this is a potential $100K profit once we’re back on track

🏠 Springfield Single-Family Flip

  • Just closed!

  • Purchase: $200K | ARV: $300K

  • Clean, fast flip. Projected profit: $30K

🛠️ Chicopee, MA – Novation Deal

  • Seller’s been dragging, but it’s under control

  • Potential profit: $20K

  • This is a new strategy for me — learning and documenting everything

🧱 Another Springfield Single-Family

  • Under contract at $175K

  • Rehab + Materials: $35K

  • ARV: $300K

  • We’re aiming for a $50K–$60K spread here

Total projected profit if everything closes as planned: ~$260K

But let’s be real...

Things never go 100% to plan. Delays, negotiations, permits — all part of the game. That’s why I’m stacking up opportunities. The more shots I take, the more wins I stack. Eventually, I’ll hit all my targets.

I’m negotiating on a Springfield property:

  • Seller wants $280K

  • I’m working them down to $255K

  • ARV is $350K, with a contractor quote of $17K

If I lock it in, this one’s another potential home run. But until it’s under contract, it’s just noise.
