Quick update on a double close deal I’m working on right now…
I locked up a distressed property off-market and the seller made it almost impossible to assign it so I had to choose a different strategy.
Instead of assigning it, I’m doing a double close to protect the spread 💰and keep my fee private.
Why?
Because I’m making over $40K on this deal and didn’t want to risk the buyer backing out or trying to renegotiate.
✅ A-B contract: $230,000
✅ B-C contract: $270,000
Closing both ends same day. No money out of pocket—title company is using transactional funding.
Sometimes it’s worth the extra closing costs to keep the deal clean and quiet.
