Update on the 7-Unit Building:
The contractor I planned to rent the commercial unit to backed out, so I had to relist it. I’ll keep you posted. My plan is to rent it for $1,500/month if I fix it up myself, or $1,000/month if a tenant rents it as-is and does the work.

I converted the vacant 2-bedroom into a 3-bedroom—it’s almost done. I’m aiming to rent that one for $1,800/month.

The Three-Family Rehab:
HVAC is nearly complete. I’m getting the water turned on Monday, then wrapping up plumbing and electric. Once it’s finished, I plan to list it for $500,000.

Deals, Deals, Deals:
Closed another wholesale deal and a couple traditional deals—looking like a $25K month!
That’s solid, but my goal is $25K per deal, so I’ve still got work to do.

What’s Next:
I’ve got another flip under contract and I’m working on my first novation deal—video coming soon.

Also diving into self-storage acquisitions. I love the business model and I'm exploring what it looks like to scale into that space.
